Time was they all almost fall 14 months a part. And on the 13th. So my guess is 14 months from now on the 13th 5 people are stabbed to death.
So maybe the killer was killing every 14 months. On the 13th. 1 to 2 to (supposed to be 3 guess the BF threw him off so had do 4).

I'll go with the killer either had a previous relationship with one of the girls or was stalking her. He chose to use a knife, something he's comfortable with. Is the guy a hunter or in some occupation that uses a knife? It wouldn't take much time to kill someone with a large knife. He knew the routine of these people. Perhaps he knew they had been drinking. He obviously knew who was there because he felt comfortable going into the house.
Let's remember one thing thing, there was a lot of blood, and it takes time to process the scene and obtain possible DNA results. I'll be there will be male DNA found, but the killer won't have a DNA problem in CODIS. I believe these are his first killings.

Theory Crazy Eyes
Since no details for week. I’ll circle back to crazy roommates theory because case is dead like the Broncos Colts SNF Over.

Roomie kills roommate. Maybe even accidentally in a way. Roomie freaks out. Callls the XBF jack from girls phone. Then other roommates phone. To make it look even better. Make it look like he can be a suspect of obvious reasons. Very possible roommate called the xbf not the girl.
Roommate drags other roommate into it. Sometimes in high stress situations friends flock together. And people do stupid shit. Or maybe the two roommates accidentally killed the gal by say drugs or being stupid push her joking around and trips falls breaks neck. Whatever kind of shit like that.
So two surviving roommates plot to kill other roommates. To cover and save their ass. Stage a mass killing by knife. Nobody would expect it. Unthinkable. Plus eliminating any eye witnesses to back stories of the girls only information known among Roomies or basically anyone time wise or in the house who could debunked alibi by girls. Already killed one and murder of 1 or 100 brings about same fate. Your fucked! May as well do em all.
