This is crazy, a luxury 12 story condo building in Miami just collapsed upon itself

A pool contractor who visited the building just two days before the collapse took photos of damage in the garage, showing cracks in concrete and wet floors in the pool equipment room of the condominium.

so the pool sits above the under ground parking garage ? ,has been leaking for 5 plus years causing some major structural problems at the most important part of the building (holding up the condo) might explain that sinking section near pool in post #5.

Well if the engineer told them it was going to cost 8 to 9 million I can see how they did nothing - fuck, the residents probably would have voted against it at the time

HOA fees are $950 a month. No clue what they have in reserves. The place has between 300-400 units so curious to know how that meeting went when they were told that the assessment would be 20-25k per unit.

I've known a few people in the last year or 2 who moved out of their "South Ocean Blvd" addresses b/c they couldnt stand the politics going on

My HOA is 1500 - I've leave the door wide open (the elevator opens in my unit) but that's a lot to pay every month for security - don't use the gym and rarely go to the pools

That's on par with my mortgage on a nice 3BR/2BA in a great neighborhood.

Totally Insane!! That is my mortgage for a 2900 sq ft house (4br/3bath) with a 1450 sq ft partially finished basement to boot. House bought new and less than 5 years old with all the good stuff (granite, hardwood floors, tile showers and baths etc). And I live in a really nice neighborhood as well with a large yard and 30 acres commons area with pond. I gripe about my HOA and it’s only 162 a month, lol, and they cut my grass every week during the Summer, trash, street lights, etc…

Certain things are crazy to me, even if I got it, and an HOA fee like that is one of them. Hell, I’ve already decided this is the last HOA hood I’ll ever live in after this. I’d move tomorrow if the gf would let us…

Yeah it sucks dick - I figure the building takes in 750K per month to a mil - like it costs that much to maintain things - I get free water and internet - yea

Yay!! I pay $70/month each for water (best in the nation and taste test winner, lol) and great internet (although Spectrum can eat a dick).

Curious to see the minutes of the board meeting In 2028/2019 discussing the possible maintenance of the building.

was there a vote? Was there a talk of assessments? Did the board and or residents turn vote against the assessments?

curious to see what their property management company has to say


Yes assessments were set at:

Owners would have to pay assessments ranging from $80,190 for one-bedroom units to $336,135 for the owner of the building's four-bedroom penthouse, a document sent to the building's residents said. The deadline to pay upfront or choose paying a monthly fee lasting 15 years was July 1.

Supposedly it was for "street maintenance" but the street was all fucked up and they never fixed it, so who knows. Still own it as a rental and gripe every time I have to write that check. Can't imagine $950 or $1500...

Pay the fee and feel lucky for now...Not sure how many people are in your neighborhood,but that 30.00 per month you pay(360.00) per year would not even fix a pothole,much less entire streets...My last quote on maybe 2 acres of total street pavement on an 8 acre neighborhood was 300K

I am a HOA advocate...My friends laugh at me for paying 160.00 a month and I sit back and laugh while knowing you would never find anyone that would even just cut grass 40 weeks out of the year for that,then throw in trash pickup,and street lights I and (you) come out way ahead...Then throw in the fact that HOA protects you from the way certain animals in society choose to live with pink shudders,purple doors,junk cars parked all over lawn,and all the other ways trashy people live...

HOA all the way for me! Though I would not buy into a condo association...Too many things to go wrong on how people live inside their own walls,such as not repairing water leaks etc.

Yeah I pay an HOA at my current residence, but I don't mind because they actually do something. There are common areas to maintain.

I don’t need my grass cut every week, nor do I need it 40x a year, either. I never said it wasn’t a decent deal that we’re getting, I simply don’t need it, nor does our little hood. I actually can get private trash pickup for cheaper than we pay simply because the dummies signed us up for 5 year locked in agreement. Same goes for the street lights, 10 year agreement that I can get cheaper on my own. I can go on, but fuck it, I know what I need to do…

The main thing is I don’t want neighbors and I didn’t move in to this neighborhood to make friends…

I just got ask last week to take over as the President of the HOA, that was an easy fat NO. I cringe when I write the check every month, they aren’t interested in saving anybody any money, so I don’t want any part of it…

I’m like HC, I may keep this as another rental to add to my portfolio, and I’ll cringe every month when I write the check, but it will at least be convenient to know the renters don’t have shit to worry about and it’s kept up, I guess…

I know a lot of folks are advocates for them, it’s not my first rodeo with them either, but it will be my last…

As for condo living, I wouldn’t go back to that lifestyle for nothing. Kept my first townhome as a rental, and said goodbye to that lifestyle forever…Funny you mention the water leaks in a condo, my
mom is dealing with that mess now from her neighbor in hers.

I noticed the open area between the pool area entrance to the main structure of the condo as sunken in earlier photos taken hours after the accident.
