my ... .02 cents

LY, while building my new home, I had to make improvements to sell my exisiting home...amire $4K..not a big deal...

when I closed/bought my new house...I still had the old house..

I didn't owe anything on the first house..except... gas, elec...ect..

When I finally sold the old house I took a $75k hit....but

in looking back I made alot on my new house....(lot, labor, materials and RS)...almost a wash..

So I guess...my new home of 5000sq.....is still in the black....

I don't owe on this house but the taxes are F-CKED up..

I feel bad for those who can't make their notes....:sad3:

I't seems to me, we have 1 more year of this (after the election)..

it's a shame...but... just a fact of life....

I am in the process of starting to shop around for my first home. I am a 25 year old is VA making roughly 7,000 gross per month with good credit. I know rates are 5.25 right now and I hear they may drop again at the end of the month. I am in the car business and I know logic on how to buy a car, and im going to assume house buying will be very similar.

I am totally new to home buying. What are your opinions on guiding me through the process? I want to invest in something that will obviously build equity over the next 5 years. Off the top of my head, here is what I am thinking I want to look at.

1) I AM FIRST AND FOREMOST LOOKING TO BUILD LONG TERM EQUITY. with rates real low and a lot of houses that have been on the market for 6-10 months, i should be able to low ball a bunch of houses hoping that someone will bite. As per car buying, buying a house at below appraised value should equate to good money down the road

2) Buying 2/3 bedroom house in good school district for resale value.

3) Would prefer a house that needs some landscaping help. I love working in the yard and I would think that a upgrade in landscape would dramatically increase property value

4) How are property taxes applied? are they a percentage of your estimated property value? if so, who makes up that price? do I have to pay to get it appraised each year? Can I apply taxes to my mortgage payment, or do I just need to budget them during the year?


Id appreciate any help from you gentleman...im a virgin and I need my cherry popped :103631605:hump:

No sir...I don't....not trying to brag..(if you see all my post I'm not that way)..

I have had a pretty good life...wife kids etc... not much on bragging..

I will tell you though...I bought a place in Ft Myers... 2 yrs ago...

and almost stole it...listed at $360k....got it for $270k..

I don't rent it out it's for the family and friends...just lookin' out for my kids... they will enjoy it I' m sure...down the line...

Very nice to not have a mortgage on a nice big house. Taxes can be a mortgage payment though as I have found out. I wish you the best.

taxes and insurance can all be escrowed into your mortgage payment. In facty some lenders require it. You should be in great position to buy a nice house at value prices. Your income and credit should allow you a house in the $250k-300k range

I was looking at a 259,000 house as a guide and mortgage is roughly 1400 and change.

If my take home is roughly 5200 on average (commission pay), and my only bill is my car which I just had refinanced from 410 to 215.

So a mortgage payment of lets say 1500, a 215 car payment and cable/water/electric bills combine for maybe 250ish, cell phone paid by company.

My bills total approx 2,000....not included food and gas (and alcohol :toast:)

I should be able to safely bank 2,000 per month which I would apply partially to mutual funds and the rest in savings. Working in commission work, you have to budget the good and the bad. I would like to apply good months extra earning towards principle on home/car

If you own a home in Richmond you could be paying less on your next tax bill. Richmond's City Council met last night to set the new real estate tax rate. During that meeting, Council members decided to lower the rate to $1.23 for every one hundred dollars of assessed property value.













1.23 tax rate equates to $3185.70 on a $259,000 house.

yes you can escrow it and pay monthly. For a $259k house expect your total payment of mortgage, taxes, and insurance to be roughly $1900 per month

I grew up in the 239 (old 941). PrawnBroker is great. Skip-one used to be amazing, but not anymore. For really good steaks and overall dining, I recommend Stonewood Grill (on college parkway, by 7-11). Bonefish is pretty good, but I am sort of averse to eating at a chain Seafood place when we are right on the water. For Sushi, Tokyo Bay Bonita beats Blu everytime. Cru is a decent place for eats, as is Cin-Cin.
