It is true guys.. Condos here in Las Vegas are CHEAP.. Great investments with very little downside risk.. Not sure the 30k and under club is where to be, but nicer ones can be had from $40-60k.. I just sold one out at Lake Las Vegas for $40k, pool and Lake views.. $330k+ brand new 4 years ago during peak when built..

What's your opinion on buying something in Lake Las Vegas today ?

Do you figure that this place will eventually come back to life, and that the closed casino(s) might be taken over and reopened a few years down the road ? Or is it going to become a ghost town ? And just how high are the condo/HOA fees at these places ?

I've never been there, but I've checked it out a few times on the internet, and some of those prices (like the $40K condo that you mentioned) seem very cheap for the quality of the properties and the location.

Here in Vegas, most single family homes are between $50-100/month HOA, and condo/townhomes are between $100-200/month HOA.. Those in really nice communities, or @ the lake for example can be considerably higher

What does one get for $50-100 a month HOA fee for a house ?

don't forget that many of these 30-40k condos carry a $400+ per month maintenance fee. That essentially makes the 30k condo cost 100k.

Can't be that high, less to do there.

HOA fees generally include your insurance. I was paying $875/month in HOA on a condo that I was renting out for $2500 here in Miami before I sold it.

This is very True.... as a Few places that I have looked at are $180K, but Maintenance is $400-600 a month.

My Place that I have down there now, I pay about $325

If have to Remember......You might find a Good Deal down in Florida, but Look to see How many Empty Condo's there are...Because the More they have empty, the More you will pay in Maintenance.

Doug- For $50-100/month HOA on a house, you get some minor neighborhood maintenance, walking paths, and possibly a community pool.. Also parks and recreation in some places.. Pretty much a waste of $$, but the HOAs do have alot of power and keep the neighborhoods (at least where I live) very clean..

You can have it for 30k , I will pass. The reason why it is so cheap is because no one wants to live in there because it's so shitty.

You can get ocean front condo's in Jax Beach (FL) for less than $300K. Nice newer ones. It's amazing how much they have tanked. From Jax Beach to around south of Melbourne there is a lot of affordable beach living in Florida. Going farther south prices start going up.

I pay $195/month for my condo in Ponte Vedra Beach. It's a few blocks off the ocean and covers insurance and maintenance. No pool or tennis courts/gym or anything else...

North is the darker side of town, if you get my meaning. Nothing really nice there unless it was built after I left. Even the 4 year old place I posted in this thread looks like a prison with the bars on the windows.

You can go far NW and be OK.

I pay $222 in Ct now. It seems Vegas fees could be much lower, IMO ! Snow removal is a big item here. We have tp paint every 4-5 years being near the ocean. Stucco should hold up well. Tile roofs should last a lot longer.

Anyway to see condo fees on listings ? That seems to never be there.

Just so you people are aware....If you are paying COA fees - yes they do include insurance on the buildings, landscaping, etc. They do not provide insurance for inside your individual condo unit. You need a condo unit owner policy to cover everything from the paint in, including your personal prop. If a hurricane hits your condo complex, you are going to be responsible for all the damage inside the condo AND your condo association will assess you fees to cover the extremely high deductibles that the condo association carries on your complex. You will have some coverage from your condo unit owners policy for assessments, but most likely it is limited in the case of a hurricane. Depending on the number of units you condo has, will determine any assessments after a hurricane. I've seen assessments of 10k or more from a condo association after a hurricane and individual policy only cover 1k. You would then have to come up with 9k within a certain time frame or your association can take your condo from you. Recommend you check with your local agent on what kind of coverage you need for your condos.

I just want you folks to know that COA dues do NOT provide you insurance for your unit. They cover the common areas and buildings - Nothing from the paint in is covered by a condo association's policy. And you will be assessed for the associations deductibles which can be in the millions of dollars for larger complexes

You buy a condo in Fl plain on never being able to sell it..the market down their is as bad as it gets. Had a small house on the beach down in Cape Coral and was very lucky to get out when i did. Still talk to sum of my old pals down their and they say housing market is falling at alarming rates.

I can tell you boys that I looked at realtor.com and a 3-bedroom home, built in 2007 with 2,000 square feet in Vegas for 100K is like stealing.

That said, the location has to be decent but I don't need perfect at that price.
