I don't know much about Oak Park, but Southfield still has its own nicer areas. Mostly black folks that made a decent living and wanted to get out of Detroit city. Southfield used to be where most of the areas' Jewish folks lived, but that was many moons ago.

Im thinking that maybe someone that wanted to get into cattle ranching should buy some Detroit real estate. There are countless multiple connected city blocks that are completely vacant.
Gtc, you should visit Detroit sometime...a weekend would be enough time to see most of the city. Id take a couple days and show you all the best scenic areas of the city.
The areas like Bloomfield Hills that have former 500k homes now selling for 130k are as nice as any American suburb. A great deal for people with cash and willing to relocate.
Can buy cookie-cutter 1950s style homes in suburbs like Livonia (decent area) for 30-40k now.

Got brothas moving all the way up in Waterford now, so no point trying to run and hide unless you are going to run all the way west near Coldwater and Hillsdale, north of Standish, or the UP.
Like I mentioned above, I think long term speculators should start buying vacant land in various parts of the Detroit central city.
Immediately northeast of downtown off Jefferson there are entire blocks, where homes once stood, that are now vacant grasslands.

Yeah they spread out to the 'burbs because the prices got cheaper to live and a lot of people bought houses and started renting out especially to Section 8 people. Not saying all section 8 folks are the same but many I know or have seen have ghetto mentalities to the highest degree. Instead of looking at the opportunity of living in a cleaner, safer community with better schools and etc., they bring that dumbass mentality with them. Suburbs past 12 mile round are pretty safe and nice to live but anything right outside of Detroit city limits is the same as Detroit IMO

A little known fact is Metro Detroit is the most segregated big city metro area in the U.S.. White flight took a true meaning in the area after the riots and the tradition continued up until recently where you have more whites moving back downtown in swanky areas after the got rid of most of the projects or rebuilt them. I wouldn't be surprised to see a majority white downtown Detroit if it's not already 10 years from now. My sister lives in Rochester Hills and it's nice, clean and quiet. If you are serious about moving in the area check out there or Bloomfield Hills, Troy and etc. anything else is playing with fire.
dont be stupid guys. crime is not just a minority problem. whites still commit the overwhelming majority of crimes. its not just white families that dont want to be in those areas, minority families also want there kids to be safe, etc.
a metro area is just a great place to get organized since everything is so compact. organize it and spread the crime out.
and this is what i bring up when i say how crappy this country is. no accountability, people run amuck. no ethics, morals. thats across the board on all races. i live in a 90 percent white city and theres crime all the time. americans in general are a product of what they see and hear.

Yeah Oak Park is worse than Southfield now. Southfield's best spots to stay are close to the neighboring suburbs where they aren't allowing foolishness to come within their city limits. Even some of the gangsta know what's up and won't go there because they're getting flicked and harrassed for no reason. Southfield neighboring Detroit is the same as the city of Detroit, one big piece of crap.

They are also right that Whites have moved further out from the city whenever Blacks and Arabs trying to intregate. It's the ugly truth. Being ghetto has no boundaries, colors or limitation with me. nah go2guy, i was responding to vision and jeffry who stated that white people are the only ones who want to be safe. a lot of the poor minority families in detroit are fine citizens that are looked down upon because they dont have the resources to get out.

they've been doing that shit for years now what about Southfield residents using Detroit relatives address to play sports particularly football for Detroit Public Schools? Bet you never heard of that. A friend of mine went to King High in Detroit when his well to do family lived in Southfeild so it increased his chances of getting a scholarship and it worked. He got a scholarship to a Division I school and played in the league. also know of two basketball players, one that was supposed to go to Seaholm that did the same thing. By the way, Pontiac makes Detroit seem like Disneyworld, you talk about a fucked up city. HIGHLAND PARK STAND UP!!!!!
They'll never be completely safe, crime is everywhere and we have the biggest criminal in the White House right now.
