cheap (but new) cabinets
laminate floors
countertops would like granite but would settle for laminate if cost is significantly diff.
standard windows
NEW appliances

i doubt it makes much diff but just looked....it is 2300 sq ft interior (not 2100)

$250/door installed..... includies hollow core molded panel prehung, MDF casing & basic hardware (Kwikset or Dexter by Schlage)

$500/window installed....basic vinyl sliding retrofit. (Milgard, Simonton, Jeld Wen, etc)
$1,000/window installed if doing full frame replacement


SoCal prices listed, adjust for Island pricing.

PS. Buy from a window & door dealer, not a big box store. Cost & value are two different things.

shit.....cost of my home is already $25k more than my initial offer (I changed my offer as seller didn't like)....i think I may end up paying $35k-$40k more than when I started this thread...


if renovations are $60k-$65k then not too bad....if more then I may be in for a world of hurt

FWIW, i just found out cost of all materials is about 2.5x more expensive in hawaii due to shipping

Looking at a house that needs a lot of work....I know an estimate is needed but I have never done this and am looking for a ballpark number (maybe within $20k)

Home is about 2100 sq ft (interior...single story).

- Flooring throughout (cheaper wood laminate or carpet is ok)
- Painting throughout (interior for sure and possibly exterior)
- Kitchen complete remodel (new appliances, new cabinets, and tear down a wall with old cabinets)
- renovations on 2 bathrooms....(maybe not complete but for the sake of caution, lets say complete)
- No structural changes.....but possibly adding a few walls to enlcose open rooms.
- change out some windows and doors.


I'm not sure if we have contractors or someone who knows this.....


(lol at me looking to a gambling forum for home repair...u guys are the best)

If I'm not mistaken, the consultation is free.
They renovated the kitchen for us, it cost $ 8,000
