maybe stupid question, but how much more can home depot materials cost here? shouldn't they be almost identical?
your materials are going to be much higher in Hawaii than here in the states.

i can figure for shipping....but shipping in massive bulk I can't see it being THAT much more.....or are there other costs that i'm not factoring into the price difference

I'm trying to budget $100k for this.

Hoping it falls under $70k

if it is more than $100k then i dont' even want to buy the house

Kind of conservative, but also kind of cheaper end (i don't need a fucking marble floor bathroom)....my thinking was roughly:

- $20k for kitchen (includes new appliances, tearing down a wall that is non-load bearing and doesn't even reach the ceiling, adding new cabinets, countertops, and maybe move plumbing to the new area the fridge will be as it used to be against the wall to be torn down)
- $10k for each bathroom x 2 bathrooms = $20k (this includes a new tub, new tiled flooring, new sink, toilet, and cabinet/closet)
- $3k-$4k for painting interior of home. If i grossly overestimated, than also the outside. (paint + labor)
- $6k-$7k flooring for the entire home (except kitchen and bathrooms which I hope my budget above allows for)
- $10k - replacing all current windows and maybe adding a few new ones in some of the current walls to allow for more ventilation
- $10k - there may be a wall or two I want to add (one of the bedrooms have been opened up and I want to close)

That is approximately $70k and I hope that includes a little extra for a new washer/dryer.


with a upper end budget of $100k, this may include additional costs that i'm not aware of....the biggest being:
- new roof (don't know)
- new electrical (don't know)
- new plumbing (don't know)
- anything else unexpected



are those estimates unreasonable?

How close to Sunset do you live? I will do the floors for a plane ticket and a daily stop at your local shrimp truck.

I am not close....opposite side of island....i'd say with mild traffic 2 hours one way


but if that is all you are charging...i will let you use my truck everyday and you can sleep in the house.....hahaha

You are being too vague with what you want to give a close estimate, however, within 20k is possible. Since you are in Hawaii, I can almost guarantee you are looking at about 60k to get the job done decently. It could easily balloon to 75k if you go with a nicer product or shrink to 50k if you really cheap out and hire fly-by-night laborers. Anything is possible really, but be prepared to pull out the checkbook if you want nice things.

BTW, just noticed you are budgeting 20k for the bathrooms. I will come do it for 15k without even looking at it if you provide my plane tickets - will include new tubs, cabinets, tile, etc. I am being serious too, lol!

the reason i'm being so vague is because i don't know what i want. I don't own the home, i'm considering buying it. I have to really look to see what i need done...but it is a lot. Your estimation is lower than mine so that is a relief.

$15K and i have to provide tickets and materials? that is more than the $20k i budgeted! hahaha

laminate is soooo easy. don't pay anyone to do it. I did 600sq feet in a couple of days, no experience, not many tools, couple pots of coffee.

Does this mean 2100 sq ft will take me weeks? If I'm at work all day then maybe a month working only on weekends? And I seen a buddy really do a vlbad job...this could easily be me.....

I may end up doing it but trying to price as if I'm not even there

laminate flooring by far the easiest part. bought a mitre saw(compound for the crown molding) and a little flooring tap in set and you're off to the races. the length of time will depend on the hallways, doorways ect. I'm tellin you though its easy they snap right in.

No, I will get materials big guy. You just tell me where to start. Upper end cost to you would be about 16,500$...if work is fairly easily I will knock off a chunk to be fair. Hope all goes well with the rest of the home!

Again shadow it is very hard to make in estimate without knowing the type of finish you are looking for.


-Hollow panel or full slab doors
-Custom Cabinets vs In Stock
-Real wood vs laminate
-Granite countertops vs Laminate
-Custom windows vs Standard
-New Appliances vs used
-Porcelain tile vs a number of other more expensive options.

-As far as the bathrooms you are right, a bathroom can cost 10 grand or 1,500 depending on the finish. I gave you an estimate as if it was a house in Iowa that I would be renting out or trying to sell in a quick flip. You can pretty much throw out the numbers, but all of those things I listed that you would need would be a good starting place.

As far as checkers telling me I don't know what I am talking about because I estimated $500 instead of $750 is laughable. How do I know the ceilings needed paint, how much wall space you have? It was an estimate and the fact I was off $250 and got told I have NO idea what I am talking about is just arrogant to say the least.

The 10K for adding and taking out a wall is very unreasonable. Taking down or adding a wall is really just dealing with 2X4's, sheet rock, and labor. Possibly moving or adding electrical, but you will be no where close to 10K
