Things are dropping - the condo market has not even scratched the surface of what is going to happen to it - last week - there were 70 properties set for foreclosure in Miami-Dade - of the 70 - many were scratched - of the ones that went - 2 pieces were sold to investors - banks are starting to own alot of real estate down here and they are not in the business of holding property - Interbay Funding just sold me 4 lots in Lehigh Acres for 11k each - they are assessed for 45k each and were sold for 50k each 2 years ago - the firesales are just begining and my purse is open.
I am talking nice areas..I would not advise buying condos in over crowded aears that were great in the 70`s like Snapper Creek in Kendall. Now I call that area- La Pequena Nicaragua..Sprinkle in the Hondurans and the rest of the bunch who suck Miami dry..And you RUN from areas like Kendall

Paid $450K in a sellers market back in February ' 06 and gutted it top to bottom. Probably worth about $650 now.

bought it for 96K 9 years ago its apprasied at 151K due to the over inflation of the market but if I sell ill be paying 250K for a 125K home not worth it to sell yet

looking at the numbers and votes so far, I can say 2 things. It looks like most people have been honest on their vote and that we represent a pretty good cross section being that the median answer is pretty close to the National average

Over a mil. But thats nothing living in Los Angeles. Its nice. But not that nice. 40 yrs old 3000 feet.

1000 yrd away they are around 2 to 4 mil. 5000 ft newer but smaller lots. ????

I dont know how people are supposed to buy homes these days. I got mine 11 yrs ago for a lot less. I could never afford to buy here now.

Just bought my home for around 250k in May. The worst past is that the lady who sold it to me sold it for 2k more than she bought it for in 2001. She stuck close to 30k into redoing things. She wan't very happy to say the least.

I can't imagine paying much more than that. I cringe when writing a 2k check a month for the mortgage. Can't even fathom much more than that. Not sure how others do it.

I am voting for the super homestead exemption in lieu of the 3% max increase

Do you think it will pass? The high real estate taxes in Florida, which doubled in the last 3 years or so, is what put the brakes on the market here, coupled with insurance rates that doubled or tripled as well. A lot depends on whether the super homestead exemption passes or not January 29.

It needs a 60% vote. People I talk to in politics do not think it will pass. If it doesn't pass another will be drawn up and a special voting session will be created. Something will pass that will make the savings portable.

They keep bitching about how schools and law enforcement will face deep cuts if property taxes is lowered in any way. What were they doing 3 years ago when they were getting at least half the property tax revenue they are now? I'm tired of getting looted. Owning two middle class neighborhood houses and paying a combined $800 a month in property tax is a joke, and I won't put up with it much longer.

Bought $160k townhouse in May 05.....Appraised for $205k in May 07.


Hope you are right but from all others that I know that bought in 2004 or 2005 that are trying to sell now, they cant get near what they paid for it. 2004/2005 was the top of the market and unless you bought realy cheap it would be hard for a home to increase 10-20% yearly for 2 years.

My RE agent said that is what is wrong with the market is people think what there home appraises for is what it is worth. Not in this current market.

maybe it is different in your neck of the woods.

Good old central Illinois prices. $125K for a 3BR, 2 Bath, 1,500 square foot brick home. Not the biggest house, but it's just me and the wife and it's nice enough. Plus a nice-sized deck and big fenced-in back yard for the dog.

We are closing on a house in S.W Florida in 10 days (can't wait). Was not planning on buying for 2 more years in Florida but could not pass it up.



It is on Pine Island (a small island off the coast of Cape Coral) in a really great neighborhood. 50 yards to the boat ramp and some of the greatest fishing around. .7 acre of fenced property, Mango,Orange quote]

I've got a condo in Whiskey Creek (right over the bridge from Cape Coral)
both areas are beautiful...condo was 250k

My house in SW Suburbs of Chgo was just built last yr for 500k...

but I'm alittle older than some and have a wife and 2 kids...

again everything is relative...:thumbsup:

I hear that, I paid 775k in late 06 for a place that is ~1550 sq feet. zillow says now it is $923K and my next door neighbors house is on sale for a mill+ and it is 1450 sq feet. It is brutal to buy a starter home in LA. We only put 5% down and the mortgage and property taxes are a shit sandwhich. Luckily my wife makes more than me!

It def could be worth less then the appraisal. There are 2 homes for sale in my neighborhood with same floorplan for $215k and $210k. I dont think either have sold in the last month.

I just checked Zillow and has it for $213k.

The zillow figure on my house has fluctuated 35% in the last 12 months, but so has the market
