If this is all there iis, I'd probably have to say that I'd reluctantly take it. IStanding alone, it's the equivalent of a 100% cash bonus with 10X rollover -- I'd take that.

i wonder if this could happen or am i just dreaming.

2 guys run a small book from behind the bar at a hotel. phone customers, walkups, few grand a week usually nothing big. no ads, no websites, no contest backings, etc.
one day a guy walks into the bar( he has neither a hunchback or a parrot on his shoulder, just in case you were going to ask) he tells the 2 guys, heres my plan. i invest a little cash in your company. we get a website, some post-ups, we run ads, sponsor contests, the works. give me a year or two and i'll put a few hundred grand in your pockets and i'll take all the new customers and walk. you'll still be 2 guys standing behind the bar taking bets from your same old customers but you'll have a few hundred grand in your pockets. of course these 2 guys wouldnt know that this guy already owned a sportbook , one with a bad reputation at that. so 2 years or so later the guy shuts it down , takes his money and leaves the 2 guys behind the bar taking their phone bets just as he promised. he goes back to his deposit only book and announces he will bail out all those poor pitiful players who were recently left holding nothing when the first book closed shop. he now has the money he made during the 2 years, he has the postup cash, he has a few hundred? players he NEVER would have had been able to get to sign up with his book before now AND with their balls (and cash) firmly in hand asks for a 100% match and a 10 times rollover in order to get THEIR OWN MONEY back. hey they can take it or leave it
