how does a tico landlord figure out if a renter is a viable candidate. especially someone like me who isn't from the area.

If you look like NES, they will "call you back".

But in all seriousness, any decent looking person will be a viable candidate. It's hard for people who rent houses/apt here since the law is on the tenant side and they can pretty much crash at your place for like 2, 3 months before you can give them the boot.

like i said, especially someone in my situation coming from a differentcountry.

If you have the first month's rent and deposit you are a viable candidate(having front teeth help as well).

Dude got a feeling he answered your question..Sounds like if you can walk and talk at the same time, have a decent appearance, and the "flow" to go then your in like flinn..I doubt they are near as demanding as we are in the states

It's not as complicated as is in the states, there is pretty much no checklist for the tenant selection process as far as my experience.

I pay $800 a month and it was easy. Friends of mine that do not have residency or what not, have not had any problems either.

Maybe someone else who's had problems can share their thoughts?

my mom does own an apartment building and she does ask for stuff (pay stubs , place where you work etc) but they are low end apartments and obviously has never rented to a foreigner

when I rented my first place.....the woman put the ad in the tico times......and she explicitly said that the only reason she rented it to me was because my wife was American, in her mind Ticos (she is one too of course wtf?) are troublemakers while foreigners dont have time to file bs lawsuits etc

NEs, did you renounce your american citizenship? how long did it take to get citizenship in cr.

I am currently in Tramite but have not recieved my residency yet. I think you have to be a resident for a decent amount of time to apply for citizenship but it is something I will eventually do.
