Problem is the financials. I can't find a bank to give a mortgage loan and renovation loan all wrapped into one package.

Unless you have liquid cash to buy the houses & material to fix them up, or a few properties to put up for collateral to borrow money from the banks, its not gonna happen.

After the crash in 2008, banks will not loan anyone money that can't secure the loan, & even then its tough.

Amazing how the banks were handing out loans like candy on Halloween before 2008, & after that, its a miracle to receive a loan.

Well, I'd like to save up $200-300K and start w/ 1 house....I'd like to do it after I completely retire.

My worry is that when interest rates go back up it could severely impact the market. Rates are ridiculously low right now. They should be closer to 5.5-6%, which are great rates (traditionally)....but it impacts how much house someone can buy.

I wish they would go outta business and be banned for the most part. For the small group of good ones, they should be controlled, immensely. Millions of dogs are murdered each year here in the US. Perfectly, healthy, and adoptable with homes for all. No Kill works.

I would like to do the house flip thing as well, but unless you can afford to pay cash these days, you're basically SOL. Same with raw land. I'm trying to acquire a recreational tract for now to eventually build a house on, and boy are the loans challenging. Even with a superb credit score, I basically got a "It doesn't matter" answer and a loan with a huge balloon payment, unless you can afford to pay it off in 24 months. Sure, I can afford $5000 a month just for some land. haha Must be nice I tell ya...

Why would you do that? Charities are one of the biggest scams of all time. Just as well be you pissing the money off.
