Trading is hard as shit and you need to have a huge roll to be successful at it for the most part.

also re: the car wash, that is actually 1 of the top ways athletes go broke.

I'd do something related to real estate, people always gonna need a place to live and you live in a state that should get a steady stream of retirees over the next 10-15 years, provided there is still water clean water there drink.

My buddy opened up a kennel. He said during a good month, he makes 2K. Not worth the hassle and constant effort it takes to pick up steaming pile after pile IMO.

Here in the DC area those guys make very good money. Most charge upwards of $18-25/day.

I have a friend who pays $18/day for her dog...but they guy picks up her dog and several others (usually around 6-10 at a time) and takes them to a park and lets them run free for at least an hour. Then he drops them all off. He also will board/kennel the dogs for $45/night. Usually just dogs that are among his regular customers.

I'm not sure what you could get in Vegas area, but it wouldn't be a bad job. If you had just 6 dogs/day at $15 = $90/day...and if you board an average of 5 nights/month at $30/night = $150/month...you'd make around $2K/month. And that's minimal for basically a part-time job. Also, most of this could be done tax free (if the customers paid in cash). Liability insurance would be minimal and you could write off ALL miles and gas on your vehicle (the tax man doesn't need to know about the non-work related miles).

If you built the business you could hire a Mexican or some young kid to walk the dogs and keep half the money. You could have several dog walkers in fact.

You could offer additional services like dog washes, take the dog to the vet, buy dog food supplies for the customer, etc. And you could possibly get a blow job or two from some of the dog owners!

I imagine you'd get a Holiday/Christmas bonus from most of them as well which could be another $1000-2000/year.

If you really built the business you could get a car like they had on Dumb & Dumber!!

i think the best investment you can make is in yourself.

Take that money and invest in learning a skill, clearly you prefer to work for yourself so a skill that can work freelance.

Something with computers maybe right for you, graphics, web development...I personally think SEO is your best bet, a skill I'd love to learn...

then you start a business with just you, your skill and a computer...

if you have money to invest in a business, say 300k-500k. go buy a few or several 100k houses. theyre paid for and people are always looking for 3 bed 2 bath houses to live in. rent them for 1k/month and be done with it. i own two different types of businesses currently (a boat/rv storage and a gym/fitness center). neither are money makers like the real estate investment. esp if your properties are paid for! and keep in mind that when all is said and done, you still own the houses! sell them in ten yrs and move to hawaii.

If something happened to my career and I had to start over (and couldn't replace my job) I would have no problem selling real estate and starting that career.

People always have to sell houses.

I started a pest control company last october. Fairly cheap to start. i got about 15k into mine. and so far its going fairly well. But the licenses aren't that easy to get. Atleast in Florida they aren't. and i have two horticulture degrees

Not sure about vegas but tough to find 3/2 SFHs for 100k that will rent for 1k on the coasts. A home like that here is gonna be around 3-350 and probably only rent for 1500-1800ish, i.e weaker rent ratio, although in theory more appreciation.

In the process of trying to buy a duplex or triplex to rent and prices are sky high here right now. Wouldn't mind investing in another market with better rent ratio/cap rates but just don't really find it feasible with the distance.

There are at least a dozen guys I worked w/ on the Jacksonville (FL) Fire Dept that had pest control businesses. A few of them are doing really, really well. Just doing WDO inspections can be full-time work!

its been going really well for me. by far the hardest part is im still working my full time job and doing the business on the side. thats starting to kill me, but i started out by buying another guys business and ive gotten about double the clients and 300% more revenue in just 4 months. But I don't have the termite license yet so no WDO for me. I do mostly lawn and ornamental and some interior (GHP)

If you are going to Buy to Rent... Las Vegas would be the place

Homes are still Very low in Vegas, and easy to rent.

just did a quick search on realtor dot com in lv. there are over 1300 properties at or below 125k that have 3 br/2 bath. some may take a little work but the first few taht i saw looked decent from the exterior. good luck.

Yeah LV is one of those places it is hard to get a gauge on the area by looking just at listings, have to do a little more research. With construction being new, even the bad areas look pretty nice in photos/listings.

Another problem is a lot of them are in masterplanned communities so you get killed on HOA fees. Like you said though, people always gonna need a place to live...just my 2 cents

Real estate is about as solid investment as one could ever make. Like everything else though, you must do your homework.

No news at all, they basically fell off the face of the earth.

And I thought about something else I used to do, maybe I could get back into that but on a larger scale.

Flipping cars...... Buying cheap, fixing them up and selling them quick.
