Do you have pitches of this house you are buying and how old is the place? Is it and apartment complex or family home (duplex)?

I would NOT recommend furnishing the place, and leave it up to the future tenants to do so there self. I have been in the renting business for almost 20 years and have have good and bad experiences with tenants.

With the economy the way it is right now (and no hope in it getting better anytime soon) I would not recommend flipping to house and would rent it out. As a landlord the lease is HUGE and to have a good lease will cover you a$$ if you have problems with your future tenants.

When figuring out the monthly rate don't forget to figure in local taxes and the going rate are closer properties in the area. You don't want to the highest and you don't want to be in the lowest. Background checks are easy to do and qualify the tenant easier then you might thing.

I have found out in the past the older tenants (50 years and older) tend to be more reliable as they are quiet and pay there bill on time more and loud and younger tenants.

Pets would be another thing to look into as well as what you feel that they would not disturb you are stain destroy your property.

It didn't work out. Literally before we could get past the discussion phase it was bought... I like the neighbors which is a nice surprise...

I'm in the process of selling my rental house. Sick of asshole tenants not respecting the property.

I put a $5K new A/C unit in the house a couple years ago, and just found out that the fuckers not only weren't replacing the filters,
they didn't have one in there at all. The filter is $2.

I can't believe how filthy some of these people are. And we're not talking subsidized housing, we're talking middle class neighborhood.

I don't think I'd rent anything other than a vacation/summer house or a coop/condo.
