we just sold and purchased on the 13th and 14th and your damn right.
the inspector pretty much notices ever minor insignificant thing and then recommends a professional come take a look at the important stuff.
he took a look at a light switch and noted that only 3 screws were in the cover and not 4.......thanks bud....paid $500 bucks for the inspection and ya let me know a screw is missing on a light switch cover. mold, roof, a/c unit, water pump, the important shit he pretty much said where they were and said for a professional to look at them.

Pretty much encountered the same thing. A laundry list of minor ticky tack shit. From there, the buyers picked out about 10 small things from the inspection report they wanted fixed.

We basically said FU. We aren't fixing anything. We said we will throw you an extra 1K at closing and you can fix some of this stuff yourself.

They accepted and that was that. Saved us the pain in the ass of either getting bids or fixing things ourselves. We closed last month.

Most of these mortgage home inspectors are total dumbasses and are just going down a checklist they printed off the internet.

Its a way for the inspectors to cover their ass so they put EVERY little thing on there.

I remember when I bought my home we had TONS of things wrong on the inspection report. We even asked for $$ back on the closing and was told to piss off.

We're still making repairs little by little

Funny b/c when i sold my home, the buyer chose an inspector who was a friend of mine. He let A LOT of stuff pass!!

Off topic Tater, the buyer didnt mind the 20 inch "Q" written in red paint in the 3rd bedroom? :)
