only thing i dont plan on touching is some of the home warranty items ie washer and dryer(both are old), i dont want something on file, ie pre-existing issue, so if they were to die off quickly, i could get them fixed or repaired without an issue on file

Good job.....Made claims on washer and dryer and fridge on my newest house...Knew they were older and only a matter of time. Easy ways to kill damn near any appliance.

Inspector is a waste of money but usually required. They collect your $300 or whatever cuz your forced to hire them but they can give 2 shits about finding issues.

In CA they are usually very detailed and worth the money. But sometimes too detailed and nitpick irrelevant stuff

i think it will be helpful. one thing im kinda concerned about is, they said they have never used the fire place in the 4 years they have lived in house

just lots of paper work the past few days. got home insurance setup with AAA, and also switched my auto insurance to them. My gf will be switching to them as well for a big discount. my earnest check was cashed, but has not hit my bank yet. Inspection is on Tuesday, with appraisal to follow. after that, should hopefully just be riding it out till closing

inspection went well. no major issues found. the foundation and roof were both in great shape. just some minor issues came up. front door and 2 hallway doors seem to be catching on the floor before fully open. the basement bathroom door is hard to open when closed. one of the electrical switches was not working. Seller agreed to fix all issues and also remove a charcoal grill that was buried into the ground by the lower back deck

looks like all the paper work is done and final amount due at closing has been figured out. now just need to do final walk through and then decide if we want to move closing date up

dragging out the past couple days, hoping to have this wrapped up in next day or so. I guess were still ahead of the sept 28th we set weeks ago, but feel like this just keeps getting extended. Keep getting told everything is good to go, only for someone to request something additional

Regarding everybody's comments about home inspectors not being worth a shit, I beg to differ. When we bought our house we hired an inspector. I looked at his completed report. On the checklist line titled "skylights" he checked the box marked "none". He was only off by one.

I think its worth the money, hate to find out about a big problem that could have been caught before you purchased. Plus I got credit for the $300 towards my closing, so it was basically free anyways
