ask about a flood plane (meaning where does the water flow
asbestos
deck inspection
drive way repair for cracks as well as side walk work (village)
interior looks great from that 1 shot
if there is basement...check every single spot..don't be lazy

basement...... the driveway could use some cosmetic repairs, but I think its due to tree roots

looks GREAT...check and ask about both pumps...

ie....how old are they up to code...

here IL..you can sell a house and not have a injector pump installed..HUGE difference..

looking @ your basement (to be)...I would invest in a Aquanot Gel battery & Pump...

I spent a ton of $$ in my finished basement...IT'S WORTH EVERY PENNY...

AGAIN, don't be cheap and/or lazy...this will be YOUR PLACE...

Midwest is cheap, in a good school zone to, from elementary to high school, doesn't get lower than an 8/10 on Zillow house site

Its only been 24 hours since formal offer was submitted. Of the 7 houses we viewed, this is the only one id act on. So if it doesn't work out, well be starting back up again

I only give 24 hours to respond.

Inspector is a waste of money but usually required. They collect your $300 or whatever cuz your forced to hire them but they can give 2 shits about finding issues.

heres an update

house started at 150k, dropped to 140 over 1 month


I offered 136k, him to pay 3% at closing, home warranty, and I wanted fridge, stove, and washer/dryer

he countered 140k, 3500 towards closing, home warranty and no fridge

my counter (accepted) 138500, 3% closing, all appliances, and home warranty

nice work Kidman! i am on the other side of one of these deals right now....so far:

Offer = 94%
Counter = 96% + take chimney as is** (dropped listing price to counter #)
Offer 2= 95% + chimney as is
Counter = 95.6% + chimney as is

Hoping to close this one soon.

the Agent we have told us to drop the price to our counter offer the day after we countered. Said it will get more attention on Redfin, possibly drive traffic with the hope of starting bidding war and/or putting pressure on the other party....ruthless!

just going through some of the tedious stuff today:

got updated sellers disclosure including all the items I wanted to remain with the house

picked out home warranty

contacted 2 companies about house insurance(my current auto company and then AAA). AAA was by far much cheaper on the house insurance while also slightly lowering my car insurance payment. Big difference comes with my gfs insurance, it cuts her payments by more than half, a big money saver to make the switch

started using some of my company reward points to order some house hold items: keurig coffee maker and food processor have been ordered so far
