He said, what are you doing about pandemic relief? mind you - this dude speaks ebonics at very best - pretty simple - talk to your case worker and see what they are doing - I'm not involved in the pandemic relief business - I heard the government is sending people checks - when you get urs - I would use it to pay ur portion of the rent and not go to the liquor store, or buy an ounce or order an Samsung QLED

Court systems in some states are already shutdown. Friend said that happened in Kentucky about 2 or 3 weeks ago. Probably need to go to court evict right?

Yeah, Trump passed some sport of law barring evictions and foreclosures for April - we wouldn't evict someone for missing their portion of the rent for a month anyways - you would have to miss several months and then act all nonchalant about it - I just thought it was funny when the dude said pandemic relief when he is barely literate

There is no such thing as a section 8 "home" - but yes, the tenant has a section 8 voucher where one of the local housing agencies pays a portion of the rent - sometimes all the rent - sometimes 50% - totally depends on their income - the more they make the less the governemnt pays - great insentive to work right? so many dont work and have their various hustles

Do you know of a website that show which homes receive "govt assistance".

for some reason i think i have a "govt assistance" home in my neighborhood and i'm curious to know how the HOA let them in

gosection8 will show you ones available in your zip code but not sure about ones that are currently rented. if u find out let me know because I'm in a single-family home community and a dude bought up like 4-5 properties and is renting them out. pisses me off

In the same situation with some renters I have...

Told them there is no relief on my end obviously...

The local sheriffs dept. has suspended evictions like stated above...

This is just another situation to deal with in this crazy time...And if you have been in the real estate rental business for very long you know full well this is just another con that comes with the pros and cons of rental property...Hell normal evictions can be a pain in the ass to deal with in "normal" times!

Basically just going to have to wait and see how it shakes out...Not much can be done right now.

Why did you not buy them up to have some income coming in??

I get why it pisses you off because it is "in your backyard" after all...

But rental properties can be tremendous money makers...

Maybe Roll Tide lives in a neighborhood where one should act of a certain "behavior" and those houses are creating a "disturbance" as their "behavior" has NOT been up to code.

I know that is happening in my neighborhood in a certain house

I understand if you are in a way about the "disturbances" and such....however if you live in a neighborhood where someone can buy up 4 or 5 houses to rent...you can not be surprised by it...hell Id like to know what neighborhood it is and if any homes are for sale if they rent out that easy...

I dunno where you live but I think some states/regions this is somewhat unavoidable.

In many areas West/Northeast it is kinda hard to just buy single family properties in decent areas and rent them out because the #'s dont make sense.

South/Midwest easier

But a lot of the areas that the big private equity firms have targeted the last 10 years you can go into middle class areas and buy em up. Atlanta/Dallas/Nashville/Orlando, cities in that "tier"

I live in Arlington, VA and home prices (like a lot of other major cities) is out of control - there's no inventory. Anytime something goes up for sale it's sold often times before it actually hits the MLS. My house is worth around $600k, and in the DC are that is "affordable", especially for working couples. When you start getting into the $750k+ range it thins the number of buyers as that's a little out of most younger couples price range. Anyhow, a house two doors down from me - the exact same house, except we have a 3rd bedroom, and they have just a finished basement, and we have a detached 1-car garage, they have a shed - listed in January for $579K. They held an open house on a Saturday and Sunday - at least 400 people showed up. More than 25 offers....and it sold for $61K more than asking price ($640k). Then, after closing....the guy that bought it put up a 'for rent' sign. He just rented it for $3000/month. It makes no sense. His property taxes have to be close to $6k/year, so that's two months rent just on property taxes.

Yeah, if you can find a neighborhood to buy houses that make sense (i.e. the 1% rule) you're in good shape. This guy getting less than .5%.

I live in an HOA. I am not sure if renters are screened or not. I am also not sure if you are allowed to rent out homes that have govt assistance.

However, my HOA is very anal and if there is a brick out of place on your driveway, they will issue letters or if hurricane shutters are up too long, they will issue letters. I wonder if they are afraid to send letters to this house or not? Or if the owners (an entity that purchases homes and rents them out) recevied any letters?

Yeah, like Rolltide said - try gosection8.com - that's where we initially try to rent ours when there is a vacancy - if you see the house u r talking about on there then I would say the current tenant is 99% a section 8 recipient - almost all our tenants are - we just screen the shit out of them - first, are they polite and do the things they say theyre gonna do up front - then just check for past evictions and see what their arrests are from - we have someone that did a while for 2nd degree murder - no problems - u don't want the people with distribution charges - they are gonna be selling out of ur house - u don't want fraud and theft charges - theyre gonna pull scams on you - and when you get decent people do everything to make sure they stay - fix everything immediately, etc.
